Property-related question: why inspection report (home report) borne by buyers?
In Scotland, a property seller has to get a home report and pays for it out of pocket before a sale can be listed. The report contains information about the property and building conditions and potential cause of concerns. All interested buyers can view the report.
In England, buyers submit bids, once accepted, hire an inspection out of pocket and use it to negotiate the price.
I find the Scotland process is more sensible, given it is paid once and available for all, rather than bid before having any 3rd-party inspection and then paid for by a potential buyer who can then walk away from the deal if something unexpected comes to light.
